How Often Should I sealcoat my driveway?
New asphalt driveways should be seal coated within 1 year of installation and then every 2-3 years there after. By seal coating within 1 year of the installation of your asphalt driveway and using a preventative maintenance plan you will be able to extend the life of your driveway by 20 + years.
WHY SEALCOAT YOUR ASPHALT DRIVEWAY
FOLLOW THIS PREVENTATIVE MAINTENANCE PLAN TO EXTEND THE LIFE OF YOUR DRIVEWAY BY 20+ YEARS
- Seal coat your driveway 6 months – 1 year after installation with a BRUSH APPLIED coal tar or asphalt emulsion pavement sealer (NO SPRAYING & NO OIL BASED SEALERS). Spraying will not properly seal the asphalt as you will need a brush or squeegee application to penetrate the sealer down into the pores of the asphalt. Oil based sealers will soften the asphalt and ultimately destroy it.
- Apply a fresh coat of sealer every 2-3 years
- Seal any / all cracks with a hot rubberized crack sealant (Store bought cold applied products will not be effective)
